We advertise regularly in the local press and produce an availability list for transmission by post, fax and email, however our web site www.norfolkrental.co.uk is updated with new properties as soon as they come onto the market. Here you can see photographs and descriptions of all the properties currently available on-line. We can also alert you to newly available properties via text message.
Once you have selected the property or properties that most closely match your requirements, you should make arrangements to view by calling the office or by email.
We regret that we are unable to accept applications from those in receipt of government benefits of any kind.

Found a Property to Rent?

If after your viewing, you decide that you like the property and you wish to be considered as a tenant, you should complete the on-line application form. We will use the information supplied in order to take up references on you.
We are registered with the Data Protection Agency and use a Tenant Referencing Agency. In order that the references can be sought with the minimum of delay, please ensure that the form is completed fully and that a copy of a council tax bill in your name at your current address is attached.
You should inform all the referees you have nominated that they will be contacted by a referencing agency.
The application fee is: £180 + VAT.
Application fees are calculated to cover the cost of referencing and of drawing up the tenancy agreement. Should you decide to withdraw your application at any time, your money will not be refunded. Should your application be declined by the landlord for any reason, other than a failed reference, your money will be refunded.
Your cheque for the requisite amount should be sent to our office with the application form. Receipt of both these items will reserve the property pending your successful referencing and landlord approval of our recommendation. This need only take a few days.

Tenancy Agreement

Once you have successfully completed the referencing procedure, you will be informed by telephone, and your move-in date will be confirmed. Tenancies must commence within one month of your application being received, avoiding weekends and Bank Holidays. Your tenancy will be for an initial fixed term usually of six months or a year, after which the tenancy will lapse automatically into a periodic extension on a month to month basis.

A Statement of Account, Standing Order Mandate and an Assured Shorthold Tenancy (or other appropriate agreement, depending on your status) will be despatched to you for signature by all those over the age of 18 who are to reside at the property. The original of this document, signed by all parties (including guarantors if requested) must be delivered to our office together with a Bankers Draft or a Building Society Counter Cheque and the Standing Order Mandate before any keys are released. If a Friday move-in is selected, this must take place at our office before midday.

Move-in Monies

The Statement of Account will include details of the rent for the first month and the security deposit (equivalent to one and a half times the monthly rent). You must take out an insurance policy to cover any accidental damage to the landlord's contents, fixtures and fittings caused during your tenancy. The policy can also provide cover for your own contents and personal possessions.

Rental Payments

In order to allow time for rent payments to clear the banking system and reach our account by the due date, the rent is to be paid each month by Standing Order 3 days before the date shown on the Tenancy Agreement. Overdue rentals will be subject to a liquidators’ damages payment of £1 per day for each and every day the rental is overdue. Returned cheques will be charged to the tenant at the rate of £25 per cheque. Should written reminders for late payment of rent be necessary, Daugaard & Co reserve the right to charge a fee, of which you will be advised.

Moved into a Property?

Safety

Landlords are subject to a great deal of legislation to ensure your safety whilst you are a tenant in their property and it is an element of our business that we take very seriously. Gas Safety (Installation and Use) Regulations 1994 (as amended) and Furniture and Furnishings (Fire) (Safety) Regulations 1988 (as amended) are just two of the areas which will have come under scrutiny by our staff, before you take up your tenancy.

Utilities

Once your tenancy has been confirmed you must contact the relevant gas, electricity, telephone
and water companies in order to arrange for the connection of a supply and to transfer the account into your name.

Council Tax And Television Licence

You are responsible for paying the Council Tax for the duration of your tenancy and you must contact the relevant Local Authority to arrange for the demand to be placed in your name. You are also responsible for purchasing a television licence for the property.

Maintenance

During the course of your tenancy, there will probably be things that need repair or replacement. Major items are the responsibility of the landlord but minor items however are the responsibility of the tenant. You should be prepared to replace light bulbs and washers and repair fuses. If you go away for a winter break, you should leave the heating on to avoid frost damage. In short, you should do the things around the home which you would do, if the property were your own.
In the event that you require an item of maintenance to be attended to, you should get in touch with the office rather than approaching your landlord direct. You will be told if the property is not under management, in which case you will have been given a separate number to contact for maintenance by the landlord's own contractor.

Inspections

During the course of your tenancy we will make an appointment to visit you at the property in order to discuss any problems you may be having. It will also give us an opportunity to check the fabric of the premises from a maintenance point of view and to advise the landlord as to the condition of the property.

Leaving a Property?

At the end of the Tenancy

Notice to terminate the tenancy may be served by either the landlord or the tenant to expire at the end of the fixed term or at any other time thereafter. It is your responsibility to notify us in writing, at least one month prior to the date you wish to leave, which must be a rent due date.
If either you or the landlord require and agree to a further fixed term, new tenancy documents will be drawn up at a cost to the tenant of £50.

Return of the Security Deposit

An inspector will meet you at the property on your last day (or nearest weekday after your last day should your last day be at a weekend) in order to check the inventory and schedule of condition of the property. The outcome of this inspection will determine the amount of your security deposit that will be refunded. The refund will be made by cheque as soon as is administratively possible after the inspection. The firm does not pay interest on monies held. A helpful leaflet will be despatched to you prior to the inspection giving hints on how best to secure a full refund of your deposit.
